PRINCIPAL RESPONSIBILITIES:

 

●  Complete planned and ad-hoc preventive maintenance work assignments requiring the skill and direction of several and or singular engineering, mechanical, and maintenance trades.

●  Perform preventive maintenance schedules, inspections and repairs as needed and as mandated by local municipalities and per building/client requirements on systems such as: fire suppression and sprinkler systems, Plumbing and HVAC systems.

●  Conduct weekly, monthly, or periodic inspections of building systems, i.e., HVAC, electrical distribution, structural, roofs, parapets, gutters and leaders, parking area, drainage, ramps, and approaches, irrigation and Fire/Life Safety, Water treatment, UPS and PDU systems, BMS, HVAC controls and Plumbing Systems. Make detailed report of exceptions and recommend corrective action.

●  Maintain mechanical equipment rooms to ensure clean and safe conditions to include the

 

removal of debris, painting of rooms, repair of boiler-related components (valves, pumps, piping etc.), inspection of above ground oil storage tanks, inspection/repair of sewage ejection systems.

●  Rapid response, investigation, and management of indoor emergency situations and air quality complaints. Secure/contain area, assess cause and extent of damage, take appropriate action, and develop action plan/next steps for remediation. Evaluate, report, and follow up with property management, and facilities management.

●  Assist Facility Manager in handling request for service calls, evaluate requests and dispatch to engineering staff and /or appropriate contractors. Use appropriate call center, have a complete working knowledge on creating, closing and tracking “work requests” (WR).

●  Initiate or respond to work orders, assign to staff as applicable, follow-up and verify completion of work.

●  Monitor performance/note deficiencies of JLL engineer maintenance staff and service contractors and recommend changes as necessary.

●  Consult with Operations Manager on requirements for HVAC equipment and systems, building transportation, roofs, Fire/Life safety, and other building systems. Review system designs and contract documents for major projects and inspect and approve installations in progress. Recommend acceptance and/or changes of completed work and/or work in progress.

●  Recommend opportunities for Energy, Preventive Maintenance, and/or other cost-saving measures.

●  Assist in projects such as replacement of HVAC systems, plumbing repairs and alterations to other Building Systems. Assist Operations Manager on all items listed below:

Prepare and present feasibility studies. Prepare budget estimates. Prepare schedule and manage its progress. Monitor the installation, repairs, and alteration processes. Maintain completed project files, drawings. Perform final inspections, punch list exceptions, and expedite corrective action.

 

●  Develop and maintain the building operation manual and train building personnel.

●  Perform other related duties and responsibilities as assigned by management.

 

KNOWLEDGE AND EXPERIENCE:

 

●  Completion of Local 68 Technical school plus a minimum of 8-10 years of directly related experience in the operation, installation and maintenance of building systems with in-depth technical understanding and knowledge of all HVAC, electrical, plumbing, fire/life safety, and control systems. Degree in an Engineering related field a plus.

●  In-depth working knowledge of all aspects of building systems and operations, contractual maintenance, construction and related services, and local laws and building codes pertaining to building operations and safety.

 

●  Good communication and organizational skills, ability to analyze and solve problems, capable of functioning well under stress and during emergencies, strong interpersonal and negotiation skills.

●  Proven ability to organize and manage multiple projects simultaneously.

●  Demonstrated ability to manage and lead employees, experience with HR processes as they relate to direct reports (e.g., performance management, development, coaching, feedback, etc.)

●  PC literacy – knowledge of spreadsheet, database, scheduling programs. Experience with project management, preventative maintenance, inventory control and supplier systems, environmental/sustainability software and programs is a plus.

 

PHYSICAL CONDITIONS:

 

While performing the duties of this job, the employee is regularly required to travel from floor to floor and may be required to travel outside between buildings in varying outdoor weather conditions. The employee may also be regularly required to sit or stand for prolonged periods of time; regularly use hands to operate office machinery including, but not limited to, telephones, computers, fax, and photocopy machines; regularly required to walk, talk, and hear.

 

 

Certifications:

 

Must have the following credentials:

 

●  Minimum of a NJ state Blue seal refrigeration license

●  Minimum of a NJ state Black low pressure in charge license

●  EPA Certified as “Universal” technician as required by 40 CFR part 82 sub F
